Other times a more seasoned debtor doesn't care as they know it is a bluff because the amount owed is so small that the creditor or attorney will not pursue legally because of costs that may surpass the amount owed.If those do not work then another avenue is a judgment debt collection company.

In the last couple years, some areas (ones saddled with a lot of bad loans that were hit the hardest) have doubled from their lows and areas that were more stable (generally nicer areas) have surpassed their 2006 highs.As an investor, I correctly took advantage of this swing during the last several years and am continuing to see appreciation.

Projected rent growth for the area is another metric as well.You could start out with a lower return to begin with but an area experiences much higher rent growth and you surpass the initial higher cash return another property you were considering was throwing off.
