You can do any strategy you want personally so long as the market data supports a 1:1 under STR, MTR, or LTR income strategies.

As such, the plan will continue (i.e. it is not as if the Quest Solo 401k plan is being shut down and a new plan is started) but be governed by the new plan documents (which is why one needs to find a plan that supports the required features).

It's nice to see the community showing support for STRs and pointing out that an STR doesn't solve any of the real problems.  

They don't mention anything about paying payroll taxes, workers comp, complying with laws, etcReal estate agents can have a team around them where they do have employees if they have admin/support or marketing team.Regardless, if you want to interchange small business for commissioned sales people in my post you can.My post was mentioning that service providers in the real estate space are incentivized by their advertisements as it will increase their annual income.

I’m really rethinking this.There are no comps in the area to support his price but I’m sure it will appraise, usually it does.$275000 with 25% down, taxes $4080, insurance is 3000 yr and rents is $3800 month, Water $400 mth. 

We have a new CFO on board for about 6 months now, a new Controller, new employees, two outside agencies provided support etc. to rectify the issues. 

It did not start this way, in 2017 through 2020(right before Covid) I worked 12 hour days, minimum, but I had the support I needed and knew to balance certain things. 2020-2021 I worked more, I would say. 2022 systems were put in place; this is where most wealthy will fail to become ultra wealthy and you'll  see the horrible climb & never  the view.

Again, treating folks with housing support funds with the same dignity and respect as everyone else, usually nets quality clients that listen and do their best to follow the rules.
