While the idea of owning internationally is attractive, in reality it tends to be much harder to buy property in other countries (especially European countries).

I tend to hang out in the Tax forum fairly regularly so I may be one of the first ones to see such a thread or post. 

Investing out of state can definitely offer better cash flow opportunities, especially in states like Indiana, Alabama, and Ohio where property prices are lower and landlord-tenant laws tend to favor landlords.

Title issues tend to be the fact pattern where properties are truly not financeable but that's rarely the case when you see the "cash only" adverts.Ultimately, proceeds will be transferred through a title company and its not as if the buyer is showing up with a duffel bag filled with cash.

These areas tend to attract more reliable, long-term tenants who are usually more financially stable and take better care of the property.

Now I agree the 4 will cash flow better than one will but I also look at it from risk of 4 properties will have higher maintenance costs and lower priced properties tend not to appreciate as well as a higher value assetI am also in it for long game and managing one is easier than 4

There are also a lot of agents who tend to get pocket listings or know before a property hits MLS. 

A retro-style cabinet with classic games tends to resonate with guests.

The Midwest is a great option, it's affordable and tends to offer better rental yields.

They tend to stay to themselves, not a lot of company or complaints.
