So now we cover utilities for both units and the new tenant pays a higher amount too on the back unit to cover all the utilities with a great profit.  

We verify project feasibility and construction scope; and use 3rd party valuations and internal data to verify the as-is and subject to value.

The down payment and I'll cover the rest with renting cash flow.  

However, in the off chance that I am not able to cover my gap funds (est. $200-$300K) from that small circle, how would you recommend I start branching out?

You magically get the seller to cover every single closing cost (A $12k gift, or a trick to get you to buy their problem.).

That can be a draw back if the market is on a mad run up tho.Also, I would always have enough in a heloc to cover your 401k loan in the event of job loss or if you quit your job.
