Each tenant has it's own lease, doesn't matter what floor they are on.You need to review each lease see what the end date is and give notice of non-renewal.If this is a new building you acquired, you should probably ask a lawyer the best way to do it.A new owner can change the criteria for rental, and you could require all tenants to meet that criteria.If your doing total a rehab and want tenants out you could offer $$$ to end lease asap and those that are stubborn will most likely require a court action.

They give you a 2-3% discount on record ($60-90k), lowering their per sq foot asking price on other projects in the area and their reward is getting to baby sit a stubborn buyer with no buffer.

Yes, it's a slightly different asset and that carries risk... as well the developments are larger in scale which carries risk.My guess is that they will be too stubborn to give up any meaningful equity, and the deal will fall through, and I will partner with another developer to get them a similar funding arrangement if they can present compelling opportunities.
