Zillow itself is diversified across multiple revenue streams (Zillow Premier Agent, Zillow Rentals, Zillow Home Loans, and data APIs).

Even if you occasionally get some college kids who wouldn't mind, that won't result in a steady stream of renters.

Once we get through this high-level conversation, we can determine if wholesaling is the right activity to leverage to build your ideal stream of income. 

.- Your experience with your properties which do or don't have acreage / views / streams / ponds- Your experience with access to good labor (cleaning & handyfolks)- Your experience with the renters.

This could be a way to guarantee a steady stream of income while still working on higher-margin deals separately.

Also, an income stream is something that is likely to appeal especially to folks approaching (or already in) retirement.  

And basically anything that rings a bell would be helpful.The reason i am asking about this is i am trying to understand if there is a market need (pain) to make revenue streams more predictable and to insure away such risks.

The problem with these small deals is that there no money in it for the Lender or the investors who buy the payment streams.
