And yes, there is a risk that your rates would go up or they can drop you - but unfortunately, many insurers in that are may already be planning to exit the market or raise rates on everyone to make up for loses.One thing to note about a claim like this, insurance will usually pay for repairs to the damage caused by the problem, but not fixing the actual pipe that broke.

Just a note, people think "Hard Money", "Private Money", and "Bridge Loans" are the same.

*Note you do not need a zoning attorney, but I highly recommend you work with one. 

For us in the seller financed note investing world, we are often looking to find value in a deal that fell outside of a traditional banker's lending box. 

On another note, we recently had an epic snowstorm in New Orleans, where we own a property.   

NOTE: I'm in contact with a reputable broker and the numbers they're claiming for repairs and ARV are SO MUCH better than what I'm using here, but I thought it's fair to pad the suggested numbers as I have done with the above also.

I realize this is an older post, but I just wanted to drop a note and mention that my family and I own and operate a property management company that primarily serves Palm Beach County.

If you would like to hold the property for longer, that is fine as well, just note that your loan payment will be done after 20 years.
