I examined their lease, rent rolls etc from previous owner and did my "due diligence".Tenants in one unit are having personal issues (marital problems), financial issues (loss of job) and domestic violence problems.

Regardless of marital status.There are various mortgage-related advantages to doing it this way, no significant downsides. 

However, without a pre-marital (and sometimes post-marital agreement), the rental income becomes community property once you are married.

Concord is a smaller town on the edge of Charlotte that has a good market for growth so I feel confident overall, but most SFH homes I've analyze I've found at least a few other comparables that were renovated, signifying investor activity.

Be careful of discrimination based on family status or marital status.
