You are correct in that by providing the washer/dryer you are taking responsibility for the repairs as well as shouldering an increased water use (which you probably pay for).I use a lease addendum so that tenants need my permission to have their own W/D.

Then I did a coffee & donut run for my guys working on an addition & the coffee shop was teeming with young millennials shoulder to shoulder on laptops doing their homework/assignments ON-LINE etc because they closed the schools to avoid passing's on Covid-19!!!

Similar to the previous point about rental assistance, tenants should proactively utilize these programs rather than hope for us to be able to shoulder the financial burden of their employment situation.
