If the letter comes to your unit then you keep it sealed in your records in case they ever try to claim you made no attempt to send it.

I had to get drywall compound on all seams-Closet bi-fold doors were off their hangers -Front door needed some more weatherstripping to seal out cold air.  

Get the right paperwork signed and give them something to seal that the offer is accepted and you may have something to sell.You need to do some legwork and apply some real creativity and followthrough.  

So one of the windows in the property I finished has a broken seal. 

That said, I wouldn't install the minisplits without an aggressive insulation and air sealing program.

Our inspector said most likely it is the gap in the foundation that has allowed water to seep through, but worse case, the sewer line is damaged and needs to be replaced or sealed.

We were "driving for dollars" and found a house in our neighborhood that has all the signs of neglect: tall grass, exterior needs painted, no deck on the back and sliding door is sealed off.

Again, this is not a big deal and can be downloaded from various landlord association websites.Bottom line, make sure the walls are all properly sealed.

It's easy to mess that up by not digging deep enough, putting in proper rock and possibly tying to a drain tile (easier said than done), oh and sealing the new hole in foundation properly. 

No permits yet, waiting for sealed plans then framing begins.
