One final thought, as I assume you are a first time investor, looking to invest out of area in “a risky high cash flow deal” sets the stage for you to be ripped off by a fast talker.

If it' s in a historic neighborhood you have to be careful if you start ripping stuff out. 

He knows that area well and that would be my first stop .Secondly there were some pretty bad actors selling US props to Aussies back in 2011 to about 2016 when the exchange rate was so favorable to Aussie dollar.. but so man Aussies got totally ripped off paying 2X 3X 5X over the actual values of the properties.. 

And somewhere along the line, while waiting for the make ready or the new tenant, vandals rip and strip the vacant property and now, the $1500 make ready is a $3,000 to $10,000 renovation  . . .So on your cheap properties with high revenues - PLEASE PLEASE PLEASE bank that rental income because maybe not next week or next month, but sometime in the next year or two, you may have to replace the copper plumbing, copper wiring, AC Condenser unit - anything that had copper in it and also need to replaced and everything damaged in the process needs to be fixed.

Ripping you off how ever many thousands of dollars when the thing you need most at the start is capital, is completely misaligned. 

During our journey in the past, there are few bad experience that we got ripped off, so this time, I am going to do my research and try to make the right decision.

I make no apology in how I react when someone refers to groups of people as 'breeds' when taken in context means nothing other than 'animals'. normally I could give a rip about this type of interaction but come on..
