For instance, most commercial property is just a shell and a restroom that is occupied during daytime hours only, so there's no midnight calls for fixing a toilet or unclogging a kitchen sink.

The upstairs tenant was in a rush to go somewhere and had to use the restroom so they did their thing, flushed the toilet and ran out of the house (around 2AM).

Now I'm reminded of those gas station restrooms that you had to get the key for.

Then duty calls and I have to make a trip to the office restroom. 

I added value to this deal by remodeling the kitchen, adding new countertops, installing new appliances, replacing carpet in the bedrooms with laminate wood flooring, and updating the restroom vanities.
