I did basically push one incompetent appraiser out of the San Diego market because his appraisals were so bad he was getting the reputation he deserved (I won 2 large appeals and he left when I was appealing a third which sucked for me).

There is also the local knowledge of a market like here in Lake Tahoe where lending can be trickier so an offer with a local lender might get chosen because they have a reputation to get a deal done vs a national lender that can have more red tape and a slower process.

When I asked Amy about this she sent this to me in her reply threatening financial ruin on me and my family if I complained to the BBB (no idea where she even got this from), but this should tell you all you need to know about this company:"Our Corporate Attorney wants to make it very clear to you, Jason, if you complain to a 3 rdparty or post anything negative online about the company, associates, or coaches you areintentionally maliciously defaming our company and since our reputation is veryimportant to us that leaves us no other option than to have our Corporate Attorney sueyou for Defamation and/or Fraud.

You could also reach out to a local, reputable, property management firm to see if they offer a la carte services for lease preparation, application processing, move in inspection, etc, if you are planning to self-manage but need some help with the more formal items.

I think it makes sense to go with a reputable lender you know can close your deal and make it a smooth and seamless process, rather than chasing the "cheapest option".
