@Frank Alfano agency debt is very competitive (75-80 ltv, non-recourse, fixed-rate etc); you can syndicate and raise the equity portion needed from friends and family, provided you can market and lead the project.

Interest rates are relatively high, so I think commercial property owners that can't refinance or are hesitant to acquire a property can still use cost seg for accelerated depreciation.

You should consult with local property managers and find what the average DOM would be to lease your home and rental rates etc. this would be a good starting point.
