Question: When you do refinance and take money out, wouldn't you have to pay the interest on that Money on a recurring basis - since this more or less HELOC?

I compromised on my numbers in order to not let the deal slip away, and the second i signed that paper anxiety set in. 

So it's essentially a good-as-gold full expense for tax purposes, but it doesn't hurt you on your mortgage application.So make sure your CPA is aware of these things and is not afraid of the home office deduction.Also, if you have a large non-recurring expense this year, this is worth talking through with your lender.Someone like @Chris Mason could probably elaborate.

Or just how to calm down the anxiety starting out with something out of my comfort zone?

I just hate paying the recurring fees if I can avoid it.

At the end of the day  I need a dog, my wife needs a dog and each of our 3 children need a dog, all we need to show you is proof our dogs are service dogs comforting the every day anxieties we have....I would try to meet with tenants and get a feeling of what type of service dogs they are, if they are legitimate by all means accept them.
