What marketing strategies do you use to fill you homes?

My other concern is they are supposed to be building another round of these and they can't fill the ones on my street. 

We typically use this unit as a mid term rental and then in between time while we try and fill the vacancy, we list it on Airbnb.

We are currently continuing to save towards that monthly and my thoughts are we would only use the HELOC in the smallest amount necessary depending on how much we need to fill the gap of the next down payment.

So let me get this straight.....you come on this Forum filled with RE professionals and ask a question that has zero facts or info to go on.

Also they weren't increasing rent and filling vacancies fast enough.

I was planning on filling out a police report tomorrow providing the license plate, photos of vehicle, photos of the driver, and timeline from the license plate scanner.  

I would probably focus on three things.  1) filling the vacancy for as close to the old rent as possible (to help with refinancing or selling 2) refinance it and talk to a few different banks/brokers.  3) If all else fails, list it and 1031 into another project. 

is med basically its only use case for filling with new tenants? 

It takes little time to do it, so I always just filled out the form()s) ahead of time for them, and then just brought it to them to sign.
