You can read/research virtually any facet of real estate investing.  

Exit strategies are very important so making sure the property can work in other facets is key.

John - there is high vacancy there and some people I know have had some issues with every facet of investing there.....that being said, i'm sure there are awesome deals too.  

I've been very happy with it for our multi-faceted business, as I managed residential, multi-family, and commercial properties all at once. 

Insurance, Trusts, property management, single and multiple member LLCs, C Corp, equity stripping, etc provide protection, ananymity, separation of assets, etc which are key in a multi faceted asset protection plan.

The management company should be responsible for the late/legal fees, if they are taking responsibility for all facets of management (taxes, association fees, utilities, etc).
