I don't recommend throwing the baby out with the bath water, and definitely make sure you understand the nature of the Mentor you choose.BP is a great resource to meet some amazing people. 

Surrounding yourself with a team brings some risk, but the risk is on your ability to judge people and processes. 

You'd think with all the information out there that it would be harder to pull the wool over people's eyes.

just staying totally away from politics, state laws, etc. for a second - just forget that, as that is not my point and that is not why i'm bringing it up - BLUF: Texas is building houses for people to live in, and CT isn't.

Go to meetings to network, meet people, find deals.

There are people that develop cabins.

There's always gonna be poor people and those poor people are always gonna need a place to live.

This probably means the 1st year you are on the phone 8 hours a day 5 days a week calling people and trying to convince them to sell.  

I think that areas on the outskirts of desirable cities where many people are moving (ie: Charleston) have great long term potential, as eventually people start to rent right outside the downtown area when prices rise. 

Meeting some people tonight there to create a scope of work and do some additional discovery.
