Out of curiosity would anyone be willing to share any experience with non-paying renters who've vacated the property prematurely?

That was fine by me but the communication was not only poor but non existent.  

In my experience that's not actually the case at least in legitimate evictions for non-payment of rent or breach of another part of the lease.  

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

This is virtually non-existent with SFH's but is commonplace with 2+ units.

I've got a long term tenant lined up & the unit is a non smoking unit, which the applicant is aware & fine with for indoor.

My two cents is that the non-live broadcast is a commonly used marketing tool If it was "live" when it was first broadcast, then it is not a "scam" in my opinion but a rebroadcast that does not disclose that fact (not as professional as it could be).

Again, I'm in Portland Oregon, and they specify "tenant applicant" (paying for rent) and "non-tenant applicant" (not paying).

Which is fine, especially for non-American expats who can't get loans in their home countries.
