No more throwing good money after bad with no end in sight.

@Bill Gulley  our state Orygun finally came out with a ruling... no more than 2 private loans and 3 in possession in any one year.. you can do that much business with anyone and be exempt. 

The reason being is there is no more land to build, which limits supply.

No more advertised compensation in the MLS.

No more semicolon handcuffs!

These loans DO meet my criteria, so I feel they are safer than many of the funds I looked at.If I'm in a state, like Texas, with great foreclosure laws, this, for me, is no more risky than buying the property for all cash at the price point equal to the loan balance.

Unless of course there is simply no moral imperative left to do such a thing, be there a law or not.

We use professional crews that can cut, edge, and blow off all the decks and hardscapes in 25 minutes and the yards look great - no more complaints from the city or neighbors. 

On paper SFH#1 was supposed to cash flow but I've been losing money - it seems to have stabilized now and no more repairs called in by tenant (so far).

If I didn't want any more rentals (or had no more borrowing power as I was maxed out), I'd still probably save that money as I can earn more off interest in a savings account than I'd save in interest as my mortgages currently have low interest rates.
