@Alex Ng- if you want to use the 97% conventional loan for your 1st home - it needs to be fopr a primary residence ....2) you can also use a FHA loan for a primary residence purchase 3) if you own a rental property before you buy a primary residence - there is likely still a 97% ltv propgram you can use for a primary home without needing to be a first time buyer ( but your household income needs to be under the county median income ) ......on cash out refinance loan - you are limited to a loan to value of 75%

To add to what @Rich Ng stated, and mind you I am in Massachusetts as well...MA security deposit rules are full of specifics, the best decision I made was to create a business account with my bank, I use Santander, and with that account, I hold each of my tenants security deposits in separate interest bearing accounts.The master account that I have allows sub-accounts to be set up under the tenants names, with their social security numbers.
