The benefits for you are that you have limited risk if something happens to the property it's less risk for you personally they go after the LLC unless the problem was your negligence and then they can go after you.

Being a real estate investor and business owner, operating thru S Corps, C Corps, and LLC's, I know of lawsuits filed against the LLC and the owner personally, an S Corp and the owner personally, either by piercing the corporate view, or for the owner being personally negligent.

I get that they don't represent buyers in these transactions and as an investor you should do your own due dilligence... but advertising "great" deals without solid evidence and providing unrealistically high ARV numbers... that should be considered fraud.to me its gross negligence at best and really intentional fraud at worse.. but you know your state.. its the wild west there..

It was always pictures of damages with emails asking for funds for repair.USREEB has send me 13 emails over these few months wanting me to sign a contract stating that I will not report them to Better Business Bureau and give up my right to legal litigation.The negligence of USREEB have costs me over $17,500.
