Investment Info:Small multi-family (2-4 units) buy & hold investment.

For long-term growth, consider newer single-family homes in high-appreciation suburbs or well-located small multi-family properties.

I currently broker LIHTC multi-family for a large firm coast to coast and am also interested in MF in the Arizona submarkets as well, and will eventually invest on that scale - I just figure breaking into the state through SFH flips may be a more risk adverse way to understand the pros and cons to phoenix submarkets.

Welcome @Andrae S WigginsThere are REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent. 

Urban Lot Splits (ULS) allow you to divide a lot into 2 parcels, and Multi-Dwelling Unit Developments (MDUD) are allowed up to 2 units per lot.

You can connect cameras like "Blink" to a hotspot or Wifi system.

Same with a refrigerator replacement, HVAC system repairs, etc.So, I am back to echoing Jaycee: first, don't be discouraged because someone else says to avoid a part of town.  

Applying that to RE investing, most would agree your first FHA loan should be a multi-unit house hack.

If you have a swimming pool check out the water pump system with aerial hoses.
