The other appliances are noted in the contract as "convenience items" and the tenant is responsible to maintain or repair them. we will repair the range, over the range microwave or hood, water heater and HVAC.

I also like the fire suppression canister idea.We had a tenant with an above the stove micro-wave NOT vented to the outside.

AirBnBs I've stayed in have a fridge, sink and dishwasher, but only a microwave and maybe a hotplate setup and/or a toaster oven.
