I have had to evict one guy for non payment of rent and evicting a woman on Tues for non payment of rent and disturbing the peace with her mental issues.

Determine what he needs in his retirement and set that (mentally) aside.

Most PMs mental behavior is just to collect the rent and send you a bill for repair :)  Don't expect them to do anything else.

Will you have the time, resources, and mental commitment to dealing with tenant issues, maintenance, and other unexpected challenges that arise with property ownership?

The problem I see with the average person is they have this American get rich mentality.

People with severe disabilities- such as paraplegics or wounded veterans- or severe mental retardation unable to care for themselves and live along also deserve our help.

Has anyone approached their rentals with this mentality? 

But for now I’m thinking of buying and holding, or partner up with another investor for fix and flips or other projects (In AZ).I bring positive energy, problem solving mentality, capital, time, management skills.

Sometimes it scares me when I see people with that mentality who clearly don't understand business and yet want to take such a costly route trying to reach success without knowing what to do.

I know they will not as this guy is extremely mentally unstable and getting his fix constantly.
