Dalton,A multi LTR strategy sounds like a great play for 2025.i would suggest attending any and all REI meet ups in your area that you can find; my brokerage hosts a bunch of them up in the north east and it's been huge for our growth.i would also suggest finding an investor focused agent.

I'm going to wait till the end of July 28,2020 and see how everything plays out.

I refuse to play under these anti-landlord conditions.

You have to value your time, leverage your skills, and execute a long or short term play. 

You also don't need to do a traditional long term strategy, is there a draw the  area that playing host to a traveling nurse or other professional/student would be interested? 

That can play a big part when issuing terms. 

I do think house hacking and small multifamily are the best plays at the moment. 

The specific assistance organization, the screening of the tenant, the property, and the PM company that should be communicating with the tenant all play a role in the success of your investment in regards to tenants.

Long term play would be to either use it as a short term rental or 1031 exchange it after 2+ years.

You don't want to start playing sides here and getting involved in these kinds of debates.
