The BIG issue is the EX-Wife who wishes to maintain a life style she clearly cannot afford and wants to STAY in the home with the Children BUT cannot AFFORD to make the payments on such DEBT that would allow for that (thus her need for $300K +/- in extra proceeds that would in essence be used to make those payments for the 3 years)Sadly yes there are consequences when families break up, separation's and marital divorce happens.

Documentation must be provided to prove the change in occupancy status​.Non-Occupant Co-Borrowers: A borrower who is a non-occupant co-borrower on another FHA loan may still be eligible for an FHA loan on a property they intend to occupy as their primary residence​.If you want to rent out your current home and you need the rent to offset your current mortgage payment to qualify for the new loan, you run into another set of FHA rules.

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.
