I found some articles and old forum posts on BP last night that discussed problems with financing and insurance for this arrangement. 

The fact that you have already owned and sold a rental property gives you a great experience to start from.In terms of the best place to invest - that is whatever place meets your criteria, goals and investing style.Personally flips have not been working as well for me lately, but when we get the right BRRRR deal those are still working well.

A HELOC or cash-out refinance is definitely worth exploring if you want to free up capital for more investments, but make sure it fits your goals and comfort level.

You are attempting to create the Roman Empire here, something that lasts into perpetuity, when today you're lucky if you can create something that lasts 20 years. 2.

I went through someone else last year which has all of my previous rental property information on it and nothing has changed except now I have a child.

So, with that being said, market cooled off for sure the last few months in our area.
