It's not really in your best interest to lever up to 100% unless as I said it's just a killer deal.

@Cory Gardner - I'm in Northern NV but Condo and HOA associations can be killers for vacation renatlas anywhere, including Vegas. 

If you mean just go to redfin/zillow and find a killer deal there, or a website listing REOs, to "get rich quick with no money down," ya, that's mostly dead (to the extent that it was ever alive at all). 

Sometimes the fees are killer there.If you're getting a loan, likely they will require title insurance. 

Property taxes in NJ are a killer, maybe consider jumping ove the bridge and buying in Philadelphia ? 

And then I'll do a super in depth analysis for how to make a mortgage work, potentially helping someone close on that killer deal triplex that otherwise wouldn't have closed, and nada.

Not worth giving up that killer rate... even if you add the PMI, it's 3.75% + 0.85% = 4.6% as your current effective interest rate.

If they have a house meter, it's almost a deal killer  for me unless the the price is ridiculous.
