Doubt an eviction judge will side with you if tenant is just using as business MAILING address and not a business LOCATION.Yes, theoretically the tenant could get a USPS mailbox or one at UPS, FedEx, etc., but why?

I am not a Judge and can't predict how this one will play out, but I am sure someone or some entity with means and purpose can sue the state and let courts decide the fate of such brazenly overreaching legislation as 2023 MD HB0301.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

Putting aside the issue of whether the property continues to appreciate or levels out at the ~170k which we cannot judge, if you actually do the numbers, it will not work out to where a sale is a better option than continuing to enjoy the cash flow, reinvesting those funds in further upgrades or further investment.

Regarding charges for damages, it depends on state & local laws AND court/judge tendancies.Most leases state tenants must return a property back to the owner/landlord in the same or better condition than when they took possession - normal wear & tear excepted.So, what is "normal wear & tear"?
