Make sure that your judgement isn't clouded by "My family and I just returned from a lovely week in Tulum."

On Aug 22, 2019 we got a judgement against the tenant for July, Aug, & half of Sept rent. 

Risk to the buyer is the seller gets a judgement against themselves and buggers the title.

Collecting on a judgement ends up being more time and hassle than it's worth, as you are usually trying to get blood from a stone, so to speak. 

What takes the longest it the actual Sheriff's eviction which is running about 8 weeks after judgement. 

contractor or maybe contractor these guys that do low value jobs are basically judgement proof as in they have no money..

It's also why I avoid buying on executory contracts unless the context of the deal merits it; for example - I don't buy on an executory contract if it's a preforeclosure situation where the seller has a lot of history of liens and judgements.

I am not making any snap judgements here, but how you purchase is a pretty significant piece of the puzzle.
