Maybe do a bit of rehab and increase rents, divide by cap and you see how much value you add to your property's "ARV". example4 units - $1000/unitARV $500klight rehab brings $1200/unit$200*4*12 = $9600 / let's say 8 cap = $120k additional property value ARV $500k -> $620kAdd appreciation, gentrification, more depreciation, refi.BTW a LLC is like $300 if you do it yourself or $500-600 if you hire a lawyer. $700-ish out of state.

From the City to the courts, the police, the litigation lawyers, the inspectors, the utility companies and worst of all the tenants. 

There is NO registry for Trusts (like there is for LLC's and Corp's) so you get total privacy of ownership...which is your first line of defense when it comes to crazy tenants and contingency fee lawyers (and their dead-beat clients).

If you are renting the property long term, Id like to know how you would set aside money for repairs to the house and pay for a lawyer if you had to evict a tenant.

My lawyer set up my LLCs a few years ago and used my home address as my LLC address.I moved.

Furthermore the attorney said I'd have to cover the tenants lawyer cost if I brought them to small claims. 

NO title insurance  NO going through escrow or a lawyer all my deals myself and staff we did the closings and prepped all the necessary docs to transfer title and took the deeds to the county and recorded them ourselves, sent courier to the Trustee service or Lawyer office with the cashiers check to pay the loan off or bring it current. . . 

Find an Ohio lawyer to not only defend you on the government charges but to go after the contractor.How much real estate experience do you have?

It was only a couple of responses by saying that they would give me a partial refund of $2k if I get my complaints taken down and they tried to threaten me by saying that they would sue my by libel by having a lawyer named Kelly Cary to help them try to get my complaints removed.
