Several reasons:  no transfer tax, no possible trigger of 'due on sale' (I understand you are f/c, but for general knowledge), transparent to IRS--less bookkeeping, and with proper insurance, trustee and beneficiary designations, you are basically invisible and untouchable.Put your investment property in a different trust, LLC or corp. 

Goods prices would NOT increase by the amount of the sales tax, but only very marginally due to elimination of all taxes which were of course previously embedded in the price of those goods (they were just invisible).

2) Do invisible text with keywords, keyword repetition in the page, and/or meta-tags even help?

While you are in the neighborhood you are also distributing business cards to people you talk with, leaving fliers on doors, and leaving signs placed in visible but non-invasive locations.

All of the methods sound really exciting, but I can't help but feel this invisible hurdle of self-doubt that is holding me back from physically trying to acquire a property. 

I am curious, how did you invision that conversion was going to go?
