I use quickbooks now for my other businesses.......I don't really like it that much.Does anyone have suggestion about a good accounting program for investors?

Either would be a great option; I'd probably choose Roseville because it's more established, but the City of Elk Grove deserves a lot of credit for its impactful growth programs, so it wouldn't be a bad option. 

I was googling programs and came across baselane and it sounds like exactly what i need.

I am not a member in any "gurus" programs nor am I foolish enough to believe that the whole picture is provided by these gurus.

Similar for bathrooms if virtually all are multi bathroom but you find a single bathroom, making it multi bathroom via new construction could be a value add.There are more sophisticated value adds such as add multiple adus via bonus density program.  

Look into FHA 203(k) loans for repairs and down payment assistance programs in your area.

I was more curious on more land programs that discuss things like this for the actual land. 

Plus there is my new program, "improved super calculating  amazing mortgage system" or iSCAMS (tm) because everyone knows that putting an "i" in front makes it 37.8% better, I am charging $100 for that program.
