Having said that, since you're a newbie my strong suggestion is to go thru a professional initially.

Your initial terms will vary based on your investment experience, but generally, you want to plan on needing 20% of the purchase price if you're a newer investor and the lender will cover 100% of the rehab.

Partnering: If you're initially short on funds or experience, consider partnering with someone who has more experience or capital.

Possibly set up a single website and consider driving early business there from VRBO or AirBNB to get some initial views.

Anything single family will require very creative strategies in order to generate cashflow.
