You need to buy right going in generating cash flow and upside is icing on the cake and not what is needed to make the investment work.   

I have two refrigerators that make ice but do not dispense water.

Then the numbers become irrelevant except when you are sipping ice tea in Scottsdale at a world famous resort pool during the winter months and you are comparing the two income streams.

These numbers are not great but for this area I think they're decent.Also I know that I bump rents in at least 2 of the units, and rent out the garages separate, and maybe even rent out some of the land for boat storage etc.Also the icing on the cake is my long term strategy, which would be to tear down the existing SFH and garage and build at least 4 more 2/1 units.

There's no way I'd own more than a couple of houses without it, as the ability to leverage would be so limited that only the cream of the cream would have access to those funds.

I also need a pipe that was covered in ice and it was causing the furnace to turn off and on. 

My goal is to buy and hold so price appreciation is icing on the cake.  

Change those ugly cream coloured receptacles to white.

They are not all cream of the crop but when you find good ones keep their contact info.

The GE Cafe package has more functionality (Ice dispenser, filtered water, Keurig, wifi), while the Viking has a stronger luxury brand.
