The reason I shifted out of Atlanta to begin with was because the properties are now moving above 200k and the numbers are beginning not to work. 

Great reason for not pulling deductions forward.I have been retired from a W2 job for some time and my income is at an all time high and will just keep going up with more RE investments.

Reason that is bad is 2-4 units were the first to go sky high in 2020 to 2022 and now rents do not match the market if your getting financing.No point having a mortgage of over $2850.00 on a $420K home if the rents on a Duplex are only $1250 to $1350 a door. 

So if, for whatever reason, laws change and you can't rent it out on Airbnb, etc, it still cash flows if you need to rent it out to a traditional long-term tenant. 

My goals are to start building an investment portfolio of professionally managed (I could tell you all the reasons I will not do it myself) multi-family properties and, in time, develop a property in the Northwoods (Wisconsin/UP).

The ONLY reasonable deals are:Appliances when purchased if you have a retailer that offers unlimited repairs/replacement for 5 years for 10% of price.

There is always a notable reason why someone is wasting your time, likely they are trying to take your money and too lazy to do the work.
