Another option, not talked about above is to sell the property and see if you can do a 1031 exchange with your portion into the gym property you mentioned in another post.

I can fill units easily and retain tenants at that rate but any higher than that I'd be competing directly with much newer and nicer buildings that have gyms, pools, granite, etc. so you'll have a hard time fetching any more than $1,200/side on an older duplex IMO.

And now (if were something less obvious & silly than this clearly semi-joking example) you might be flipping out that you have brain cancer, when in reality you just tweaked your knee getting out of bed, and it'll sort itself out in a day or two provided you don't go running any marathons or do squats at the gym.
