New member, but greatly thankful for all the helpful information I've gleaned in the forums so far.I'm looking to get into LTR (SFH, MFH) in my local area, but prices are too inflated right now to cash flow well enough. 

If those numbers look good, then you can make another post to glean more advice.

@John Underwood   John is in your neck of the woods and from what I have gleaned from his posts these are deals he knows and understands maybe he would help you understand your risk/reward scenario here. 

Join a local Facebook group for REI in that area - see if you can glean any recommendations.

I've been reading your comments for years and always glean a lot of insight from them.

Glean from experts their words of wisdom in the industry.I've personally had much success out in the secondary, and tertiary markets.

It really helped me out and from what I gleaned from the comments, was that I need to get more money i.e. pay to play.

Surrounding yourself with people who are already doing flips, rentals, investment, etc is not only super motivating, but you'll glean SO much from watching, emulating, and networking with them.

I've gleaned these lenders from the kind people on BP.

@Sheena R Roth What is the information you are after...I can almost guarantee it's impossible to glean from appraisal reports.
