Another thing i'll say is that this approach really only applies to land that is already zoned for the use that you intend to use it for. it's a whole different game if you are buying tracts of land with the intent to rezone and create more density or different uses.

Also look at your #'s even if your buyer can get financing count for your sales costs and if buyer may ask for you to pay their Closing costs and if appraised going by your numbers you will take at least 10k hit because of R.R. tracts.

The property has over $35k in property taxes - I assume this means that the HOA is responsible for this property's taxes and they are the ones who have not made the payments. ( Or does the owner of a home in an HOA tract have to assign the deed to the association, [I have no HOA experience]?).

Some newer tracts with strong HOA's may require the new owner to put up a fence.
