I understand house hacking isn't for everyone, but it also doesn't have to be forever. 

I have listened to the podcast forever and have grown real estate wise right along side of it. 

In my case, as a DIY landlord, I'm in this for Cashflow Forever and Real Freedom.

The best part about SMS vs post cards is;  yes high open rate, yes cheap, AND yes it stays in the sellers phone forever where that post card last about 3 seconds between hand and trash and its gone irritreavable.

The Panama City market has been sliding forever thus why I never recommend buying much in the city except if you want to move here (still...renting makes more sense at the moment)Investing in the city really only comes down to doing a STR business based either on leverage or co-hosting models as rents are extremely low and there is SO MANY apartments and houses that are empty, doing nothing for 2 or more years.

Good Point Don, but If I sit on the side lines and try to learn everything before jumping in, I might end up on the side lines forever. 

The only reason I think Cozy is better than Avail is because Cozy is free, for ever!
