The problem I'm running into is two-fold:1) Many banks still have a moratorium on these due to COVID2) Debt to Income qualificationOn #2, I bought a triplex last September, one unit was delivered vacant, I spent a couple months renovating it, then filled it a couple months ago.

@Nathan Williams this market has brought the seller into the fold as calling all the shots not just a couple of them (i.e. no closing cost coverage), and this means they can and will ask for rent back due to them not being able to find a move-up or move-down property as quickly as their home sales.

We control 12-14k lbs of linens a month right now, so I’m thinking that we can more than pay for a laundromat just paying $1 a lb for wash and fold, and then any business walking in the front door of the brick and mortar location is just additional revenue.

Organic farm/hire the laborHand picked cotton farm/hire the laborIf it's fenced, graze others cows and horses for a fee.Bring in some old "Stuff" to hide behind, and make it a paintball war park.Turn it into a vehicle wrecking/recycling yard.Set up hay bales and make it into an archery park, charge admission.Invest in some folding tables, chairs and tents and advertise it for quinceañera parties and wedding receptions.
