Miami, New York, and Los Angeles may be great for a night out, but they lack a certain something as real estate investment towns - profitability.Boring is beautiful in real estate, and Jacksonville is everything the flashy cities aren’t.

Contractors will look at neighborhood and client to estimate job.Don’t meet contractor in a suite or look flashy.

One iportant thing to keep in mind is that the flashy amenities or upgrades you put into a property are not likely to add THAT much extra to the rent rate since prospective tenants nowadays just use filters when searching and rarely filter based on amenities.As others have mentioned here, there is not an exact science to it but what we've found to work for over 700 properties is that we start at the optimistic end of a range based on comps and then our system tracks number of views on the listings, number of inquiries, showing signups, and applicants.

My suggestions from this point forward ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~Do not mention you played professional sports anymore( gold diggers / con artist / etc )Do not put “professional athlete” in your online bio( maybe mention the college you attended )Attend your local rei clubs meetings as average joe (do not be flashy at all while working with realtors and investors – clothes ,jewelry, costly meals, transportation )If you can play another season or two go ahead– offset your initial real estate investing costsMaybe consider being a real estate agent near your local college “Shaq” move -> local popularity to sell propertiesWatch ESPN “Broke” Directed by Billy CorbenAct & talk like your average joe when working with agents / investorsStart out at a small modest rate when investing avoid friends/family members looking for hand outs - jobs , cash , etcAvoid real estate gurus– Do not go all or nothing attitude when you start out investingGo through Bigger pockets threads during your down timeTeam up with people you can trust and get alone with Use other people money when possible (private money)– local and overseas connections- stay away from hard money loans , if possibleReally know your local market your investing inMaybe hire a property management to work with tenants (tenants might act stupid,, if they think you already have money)(property mgmt - always double check their numbers)(do not be afraid to fire someone when need )Real Estate investing is a business ( you can be ahead or down really fast )Good luck

I don't think real estate investors should drive in anything to flashy.

The host was a folksy non-flashy type in stark contrast to those of the DFW REIA -who claim to be personal buddies with Trump btw, take note - and had the guests give their informative presentations.

The people who dress super flashy are often crumb bums. 

I personally wouldn't show up in something too flashy.     

I went on their site; I always find it amusing when people give themselves flashy titles in small companies such as CEO, CFO, COO, etc.  

Nothing flashy, but still nice enough to drive clients around.Hopefully in the next 12 months i do a local fix-n-flip to make some quick(ish) cash, and then to buy/hold.
