Over the weekend I finally saw the bldg and boy what a piece of sh!

finally a guy who knows this guy and calls him a scammer haha.

I am on the west coast, but have a SFH in Pigtown and believe I am finally at the point of needing someone "in town". 

By 2030, we want to have grown a portfolio of over 100 units, created a property management company that manages an additional 100-200 units, and, finally (and most importantly), we will have established a non-profit that is focused on quality, affordable housing that specializes in providing housing and resources at/on the "services cliff" alongside financial counseling and first-time home buyer education in our target area.Our target area is the Springfield, MA and Hartford, CT areas with dreams to expand to Central Massachusetts (Worcester, MA), Southern New Hampshire (Nashua, NH), and Southern Connecticut (New Haven, CT).Would love to meet up with likeminded individuals in our area!

UPDATE:  After 4 days of back and forth with Airbnb CS, they finally decided to do the right thing and issue my payout for a reservation that a guest cancelled in the amount of $1,333.75. 

Finally, someone responded on the 4th day stating they could not cancel it so I decided to wait for it rather than order a different one. 15 days later, they send me an email letting me know to expect the refund for that bedframe.

My PM, who did not know my realtor, said the house looked good, nothing needed to be done, and got it rented.Turns out both were terrible, the house needed new HVAC, AC, windows, Doors, Pipe fixes, Water Heater, electric line, I found all this out after my Tenant Sued us because of the house's condition.We spent a 9 months of the tenants chasing off contractors before we got it repaired and the tenants out, then the judge granted us all our rent so we finally go that.

I finally had to take a week off work and make myself incredibly obnoxious to ICE (the electric company) to get everything sorted out but our power is now on. 

Finally, even with a substantial discount, the house may not be worth it.

Finally, my big concern was always defaults and income loss...if I have more than 6 defaults (which I am sure I will), or more importantly, I lose my income...I do not want to be stuck with a high-interest LOC (hence why I started with $5,500 and not 10k).
