What are the key factors influencing the cost of care in assisted living facilities in New Jersey and New York?

In a mobile home park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

That gives you diversification, more freedom, and you are still invested without all the effort.Self-storage is hot right now, but it may be worth looking for a facility in your area that you can improve and self-manage.

We are doing a site visit today and wanted to hear what you think about investing near an Amazon facility. 

That said, we don't need to be next to family but being somewhat close by has advantages so those places are favored somewhat.The strategy is to buy, househack a value-add multifamily for 2 years then rinse and repeat until we can build up enough capital to either start developing, move to larger multifamily or the wife wants to start a senior care facility.
