Residential Assisted Living Operations Outside NOLA

My team and I are about to close on our first RALF in the NOLA area. We are buying it seller financed for less than 5% down and are very ecstatic to get started. Current facility director and most employees are staying. Rents are under market and expenses could use a trim. I'm curious to hear about others' experiences with implementing their plans for initial improvements.
