And honestly, even a DSCR loan by itself, under an LLC, also doesn't provide much shielding. 

I live in a VHCOL area in Colorado in the mountains (~3.5 Hours from Denver) and single/multifamily homes in this area are extremely expensive.Things I am currently considering to get started include house hacking, STR, and real estate syndications.

I agree with what everyone else has said, those figures seem extremely high.

I encourage those I work with to deal honestly.  

Here they all start with "Are you aware of any XYC.." and none of them are asking about previous repairs or issues.I understand that you are concerned, but honestly, if the water damage was resolved, the soaked parts replaced, why would it matter any longer?

I'm wondering what people's best experiences with low flow are, reliability, durability, best brands, savings seen, and if I should avoid the extreme low gpf toilets for water savings (0.6-0.8 gpf).

.- Many of these HCOL areas also have strict limitations on AirBnB or short-term rentals... that do not apply to owner-occupants - thus allowing for extreme cashflow potential for house-hackers.

hi all i am a new landlord and got my first rental property. tenants moved in in September and October. the first month was fine but when December hit it got extremely cold and the heating is electric. due to poor insulation in the home that we did not know about the heat has to be turned very high up to keep the home warm, however since everything is electric it is causing the electric bill to be $800. the utilities are the tenants responsibility. however because of this one of the tenants has been extremely non compliant with paying rent.

In terms of performance, I will be honest with you: it all comes down to your source of lists, the way you set up your campaigns, and last but not least, your templates.
