@Joe Villeneuve @Theresa Harris, thanks a lot for taking the time and provide some info/ideas/suggestionsTo give you some color for these properties, there is a 15 years-plan that my wife and I are planning to have arround 5 to 7 properties in the same $$$ range (-+ $200K) that we can rent them around $1600-$1800I believe after 10 yrs, I am expecting to a better cash flow considering some loans will be paid in full, but maybe the next properties will have as you suggest 30 year-loan. 

I would expect they would take a higher revenue percentage.

I think expectations on it impacting inflation is overstated if this is the case, and it breaking the country's back too.

Where we expected to gross between $30-40k, we are grossing $60k and generating around $2000 per month in cash flow.

these investors are expecting returns far higher than 10%.

Have you ever filled out an maintenance/cap ex spreadsheet with expected lifespan and expected replacement costs to try to accurately estimate sustained maintenance/cap ex.I already know you did not accurately project increased insurance costs. 

What is your expected appreciation and what is the data to back that up (e.g. how confident are you in you answer)?
