We are BRRRRing it and we’re originally going to rent traditionally, however we decided to look into it as an Airbnb, and when we put in current loan rates which will be near or at 7% when we are ready, we’d only cash flow about $150 a month 😱, but as an Airbnb our projections are around $1,300 cash in our pockets monthly. 💰 At this point is a no brainer 🧠 and we know if it doesn’t work out or we don’t like doing it we can always revert to a traditional rental. 

Our plan is to purchase again with a better mindset of turning that into a profitable rental.We have diligently completed all the necessary steps and are on the verge of signing a management agreement with a property manager.However, we are experiencing some doubts.  1.

It's all speculation at this point, but we are very hopeful to have 100% bonus depreciation or some form of it reinstated.

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

We are property managers with homes throughout Kissimmee and also in Orlando near the convention center and Universal’s new theme park, opening in May.

But the decor may already have some wear and tear, the theming may be a bit dated, etc.

The sweet spot for us is sub 400k and we are looking mostly in NH, central MA and possibly RI for deals.  

We are a massive appreciation market. 

This is similar to what we are doing as well.

So we are familiar with the north GA, western NC area.My wife's aunt and uncle are selling their house in Franklin, NC.
