The following requirements apply: the borrower must have been a beneficiary/creator (trust) or a 25% or more owner of the LLC or partnership prior to the transfer, andthe transferring entity and/or the borrower has had a consecutive ownership (on title) for at least the most recent 6 months prior to disbursement of the new loan.

Also, empower tenants with a bucket (some brands come in boxes) of ice melt, one at each door (few will shovel, but most will throw ice melt on their porch between your shoveling intervals)..Whatever you do (DIY or contractor), have a plan in place and reasonable maintenance intervals (like biweekly mowing, or shoveling with 2'' or more, inspecting for ice etc) and don't just rely on the kindness of strangers (or tenants) to do it.
